Window Sash Repairs

Sashes for windows must be regularly checked for mold, mildew, and damage. You can save the cost of repairs in the future by catching the issues in the early stages before they become out of control.

The sash is an internal frame that moves up and down vertically in windows that open. This article will teach you how to carry out a few simple repairs to the sash.

Weather Stripping

Wooden window sashes can add an elegant appearance to your home. They are also durable and will last for many years provided they are properly maintained. However, they may become damaged or degrade in time due to exposure to the elements and wear and tear. Sash repair experts can restore windows to their original state and maintain their beauty much longer than replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash and frame. It can cause drafts if it's worn or loose. To fix it, start by determining your window's brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its height and width so that you can locate new weather stripping that matches.

Then, remove the sash from its holder, and place it on an even surface that allows you to access all four sides. If your sash was double-hung, remove the ropes and weights that should have fallen into the pocket inside the jamb lining. After removing the sash with the utility knife, remove the weather stripping from the old sash by hand or using a putty blade.

After the sash has been cleaned, you can replace parting stops. These are long pieces wood that are used to separate the two sashes. Pam likes to replace these with standard 1/2-inch by 3/4-inch window trim from the lumberyard, but you can also replace them with a piece of scrap wood.

After removing the stopper and trimming it to length after which, apply a thin layer of glazing compound to the bottom of the sash. Smooth out the compound using your putty knife, and then let it dry for at least a day. Once the putty has fully cured and dried, you can apply a topcoat of acrylic latex. This will protect the putty and give your sash an updated look.

Sash Hardware

The good news is that fixing and replacing this hardware is usually relatively easy and affordable. If a sash isn't easy to operate try spraying oil into the jamb channel, and then open it to see if this solves the issue. If not, the problem is most likely due to the sash balance and you'll have to take off the sash in order to access this hardware.

The ideal situation is for window sashes to swing open and closed without effort, but this is a difficult task when the weights wear out or if the sash meeting rail isn't properly glazed. This problem can be due to many factors, including the lack of maintenance or an unmatched weight rating.

If the hinge arms on a window begin to sag this could cause the sash to drag and then hit the frame in the opposite corner (Photo 1). To resolve this problem, first ensure that the sash fits squarely in the frame's opening and then take it out of the window repair. If the sash was fixed to the hinge arm, remove the hinge and replace it. (Photo 2). Install the new sash (Photo 3).

Due to sagging hinges, and a general lack of energy efficiency, older windows particularly those in older houses, could be difficult to open and close. In most instances, a few easy repairs can transform these windows into smooth operators and save homeowners money on energy bills.

In order to make these repairs to the sash it is essential to have all the necessary tools in place before you begin. Mark the hinge channel location on the frame (Photo 1) using pencil. This will help you to place the channel in the proper place when you are finished. Remove the sash and take off the hardware including the beads that separate (Photo 2) and the chains or cords that hold it in place. Soften any putty that has been hardened with an electric heat gun set to medium and equipped with a nozzle shield. Remove the old sash, and place it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or simply to keep the windows functional by replacing worn out weights on sash can improve sash operation and reduce energy consumption. Sash weights are composed of heavy iron or lead cylinders that are enclosed in a concealed cavity and connected by a rope to the movable window sash. With the sash in an open position Take a measurement of the sash chain to extend from the pulley at the top of the jamb to the sash slot in the bottom. Cut the chain or cord and attach it as described in the step 6 above. You can either use a hammer and screws or nails, however nails are less likely to cause damage.
